REAL ESTATE: This auction includes two parcels of real estate to be sold by public auction by the Power of Attorney(s), Mr. & Mrs. Armour, on behalf of Mrs. Katie Anne MacMillan

Parcel #1: Consists of approx. 140 acres more or less (estimated by Vendor based on Tax Assessments; unconfirmed) lying along Cty Rd 9, North Stormont. Approx 90 acres lie on the south side of Cty Rd 9 with approx. 50 acres lying to the North of Cty Rd 9. The lands lying to the South are mostly cleared; with good outlets; and a 2-Storey Home (home is vacant, was rented up to July of 2024). The lands lying North of Cty Rd 9 include approx. 15 acres of cleared land with the balance under bush. As per historic soil maps, these lands are believed (but not warranted) to include Morrisburg Clay Loam, Kars Gravel & Granby Sand. Parcel #2: Consists of approx. 92 acres more or less (estimated by Vendor based on Tax Assessments, unconfirmed) consisting of approx. 40 acres of cleared land with balance being bush and former pit lands. This parcel includes two properties being sold as one parcel (divided by Cty Rd 9). These lands lie along the East Side Of The Finch-Roxborough boundary Road and are situated within Pt Lt 38 Con 6 North Stormont (Former Roxborough Township). Legal descriptions to be provided on sale day! As per historic soil maps these lands are believed (but not warranted to) include Kars Gravel; Rubicon Sand & Morrisburg Clay Loam.

Terms of Real Estate Sale: Purchaser will be required to surrender a $25,000 (for parcel #2) and a $50,000.00 (for parcel #1) deposit in the form of certified funds at time of auction made payable to the sellers’ lawyer in trust (Certified funds required in order to register to bid and participate in auction; proof must be provided at time of registration) – call auctioneer for sellers’ lawyer details. All announcements on the day of the auction take precedence over any print advertising.

Balance of sale proceeds due upon closing within 30 days or less. The potential purchaser shall be responsible for all his/her/its own legals, inspection, survey, or any other fees incurred upon closing. Purchasers must satisfy themselves as to size and condition of property prior to auction (property and any buildings appurtenant thereto sold on an as-is where-is basis with no representations or warranties whatsoever, Agreement of Purchase and Sale to be executed immediately at close of auction subject to only the final hammer/sale price plus any applicable taxes as noted therein; Final sale price subject to Vendor Approval).
